Anthropic reaches 1 million square feet of office leases in San Francisco

Anthropic has signed a short-term lease for about 70,000 square feet at 405 Howard Street, according to an April 7 report. This marks the company’s third lease in less than two weeks and brings its total leased space in the area to approximately one million square feet.

The expansion is significant as it positions Anthropic alongside other major artificial intelligence firms with large footprints in downtown San Francisco. The company now occupies or has leased space in all four buildings of the Foundry Square complex at the intersection of Howard and First Streets.

The new lease at 405 Howard Street, also known as the Orrick Building, will provide about 350 desks while Anthropic prepares to move into its new headquarters at 300 Howard Street next year. Some offices, including this latest addition, are intended as temporary locations until operations consolidate at the future headquarters. The Orrick Building is a ten-story property where law firm Orrick is among the largest tenants; consulting firm PwC previously leased a significant portion of this building.

Earlier this year, Anthropic secured leases for both the entire building at 300 Howard Street and neighboring properties totaling roughly 480,000 square feet. Last month, it also signed for about 100,000 square feet across three floors at Foundry Square I (400 Howard Street), planning phased employee moves there. Additionally, Anthropic recently converted its sublease for Foundry Square IV (500 Howard Street) into a long-term agreement covering another substantial portion of office space.

With these moves completed within a short timeframe under CEO Dario Amodei’s leadership, Anthropic joins competitors like OpenAI in reaching notable leasing milestones downtown.
