Elon Musk’s xAI expands with two new office leases in Palo Alto

Elon Musk’s artificial intelligence startup, xAI, is expanding its presence in Palo Alto. According to the Silicon Valley Business Journal, the company has signed two new office leases in the city. xAI leased more than 100,000 square feet at 1510 Page Mill Road from Hudson Pacific Properties, which owns a significant portfolio of properties in Silicon Valley. The company also secured a suite at 1530 Page Mill Road, a building shared with Workato and the Learning Policy Institute.

The new offices are located near xAI’s first Palo Alto location at 1450 Page Mill Road, owned by Alexandria Real Estate Group, and close to Tesla’s global engineering headquarters at 3000 Hanover Street.

xAI has plans to renovate both new spaces. Permit filings with the city indicate that the company intends to remodel 16,000 square feet at 1530 Page Mill Road and nearly 80,000 square feet at 1510 Page Mill Road for open office use. Additional renovation applications have been submitted for their existing office at 1450 Page Mill Road.

The expansion of xAI follows similar moves by other artificial intelligence companies in Silicon Valley. In July, Databricks leased a large space in Sunnyvale while Snowflake opened an AI hub in Menlo Park later in the year. An unnamed AI-powered aircraft manufacturer backed by Larry Page also recently leased space in Palo Alto.

Founded in 2023, Musk’s xAI has raised $10 billion to date for developing large language models and its main generative AI chatbot product, Grok.
